Your next steps
From planning your budget to picking up the keys, here’s what to expect when buying a home.
Consider your deposit, monthly mortgage payments and the other costs of moving. If you need a mortgage, speak to an adviser about your options and an agreement in principle.
If you also have a property to sell, getting it on the market early can help you move quickly when you find the right home.
Think about your preferred areas, what you need from the property and where you can be flexible. Arrange viewings and ask questions about each home before deciding whether it’s right for you.
When you find the one, make your offer through the estate agent. Be clear about your position, including your mortgage arrangements, whether you have a property to sell and when you’d ideally like to move.
Instruct a conveyancer to handle the legal work and progress your mortgage application, if you need one. The seller’s conveyancer sends over the draft contract and property information for your conveyancer to review.
Your conveyancer orders searches, which commonly include local authority, environmental and water and drainage searches. They help identify information about the property and surrounding area that may affect your purchase.
Your conveyancer also checks the legal paperwork and raises enquiries with the seller’s conveyancer. If anything needs clarification, they’ll explain it to you before you commit to the purchase.
Your lender may arrange a valuation for its own purposes. You can also commission your own survey to learn more about the property’s condition. If the survey raises concerns, speak to your surveyor and conveyancer about your options.
Once your mortgage, searches, enquiries and any chain are ready, a completion date can be agreed. Your conveyancer will explain the documents and funds needed before exchange. Once contracts are exchanged, your purchase becomes legally binding.
Your conveyancer sends the purchase money to the seller’s conveyancer. Once completion is confirmed, you can collect the keys and move into your new home.
Buying and selling at the same time? I’ll help you understand how the two journeys fit together and keep you informed as your move progresses.
