Selling with Jayde

One agent.
Your whole move.

Selling your home is about more than finding a buyer. I’m Jayde, and I’ll be your point of contact from our first conversation to completion day. I’ll set the strategy, conduct the viewings, negotiate your offers and keep your sale moving, so you always know what’s happening and who to call.

01

It starts with the right advice

I’ll get to know your home and your plans, then give you an honest valuation and a pricing strategy designed to reach the right buyers. You’ll work directly with me throughout your sale.

02

Your home deserves to stand out

Great photography, a clear floorplan and a compelling listing all matter. I’ll plan how we present and market your home, monitor the response and talk you through what the results mean.

03

Sale agreed is just the beginning

I’ll qualify buyers, negotiate offers and stay close to the chain once a sale is agreed. I’ll keep in touch with the people involved, help you navigate any bumps and be there until the keys are handed over.

Your next steps

Your home selling timeline

From the first valuation to handing over the keys, here’s what to expect when you sell with Up Your Street Property.

  1. Valuation and moving plan

I’ll visit your home, listen to your plans and give you honest advice on its value. Together, we’ll agree an asking price and a marketing plan that suits your property and your timescale.

  2. Getting ready for the market

I’ll arrange the photography and floorplan, write your property listing and check whether you need a new Energy Performance Certificate (EPC). You can choose a conveyancer and begin gathering your property paperwork now, too.

  3. Launch, viewings and feedback

Your home goes on the market. I’ll handle enquiries, personally manage viewings and follow up with buyers, keeping you informed about interest and feedback.

  4. Offers and negotiation

I’ll discuss every offer with you and negotiate on your behalf. We’ll look at the price and the buyer’s position, including their finances, chain and preferred timescale. The decision to accept an offer is always yours.

  5. Sale agreed and paperwork

Once you accept an offer, your conveyancer prepares the contract paperwork. The buyer’s conveyancer reviews it and may ask questions about the property. I’ll stay in touch with both sides and keep your sale moving.

  6. The buyer’s searches and survey

The buyer’s conveyancer usually arranges searches, including local authority, environmental and water and drainage searches. These can reveal matters that need further questions or checks. The buyer may also arrange a survey, which can raise questions about the property’s condition.

I’ll help keep communication flowing while the conveyancers work through any enquiries.

  7. Exchange contracts

When the legal work is complete and everyone in the chain is ready, a completion date is agreed and contracts are exchanged. This is when the sale becomes legally binding.

  8. Completion day

Your conveyancer confirms when the sale money has arrived and completion has taken place. The keys can then be released to your buyer.

One point of contact, all the way through. You’ll deal directly with me from your first valuation to completion day.
